What is a lease plan?
A compliant Lease Plan is an accurate drawing which identifies the leasehold demise within a property, showing exactly what area of land is included in the lease. Compliant plans must be drawn to a recognised scale in metric units with a scale bar, show the property boundaries, communal areas, parking rights and any rights of way, the full property address, the floor level and north point, have an Ordnance Survey location plan, as well as other requirements.

It is a legal requirement to register with HM Land Registry a compliant lease plan for all leases or underleases of residential or commercial properties granted for a term of more than 7 years. Once registered it will have its own title number, in the same way as a freehold property does. If you are selling a property on a leasehold or renting a property on a long lease you will be required to submit to the Land Registry a compliant lease plan of the subject property.

How we work
In order to produce a compliant accurate Lease Plan we will first off need an accurate drawing of the subject property. We will either visit the property and take a detailed measured survey which will then be converted to an accurate compliant drawing, or we can work from accurate drawings which you already have and can provide to us, which we will then revise and make the necessary additions to make sure they are fully compliant. If you already have accurate plans to provide, this will save you money and logistical arrangements as often no site plan is required. The final plan will then be produced and provided to you within 5 days of the survey or us receiving the plans. A rushed service is also available if needed.
